Terms & Conditions

Unfotunately we have to have terms and conditions of stay....so here they are:

RESERVATIONS

You must be 25 years of age or older to make a reservation. This guest's name must be the same name as the guest's name on the booking confirmation

MAXIMUM OCCUPANCY

The total number of individuals staying on the Property during your stay shall be now more than a total of 6 guests.

The maximum number of guests is set by the local government for each property. If more than the authorized number of guests listed above are found on the Property, will result in the immediate termination of this Agreement with no refund.

PAYMENT

When you are paying us directly (eg direct and booking.com bookings), payment is due no later than 30 days before arrival. We will send you a notification that payment is due with a link to a Xero invoice which will give you the ability to pay via credit card or bank transfer.

We reserve the right to cancel your booking, if you have not completed payment.

If you have paid or are paying the booking website directly (eg Airrbnb), then the payment terms are set by the booking website not by us and you will need to follow their payment terms.

CANCELLATION

We recommend you obtain travel insurance to cover any unforeseen circumstances which may cause you or your Acomo to cancel a booking.

Guest Cancellation of Booking

If you wish to cancel your booking with us, please follow the cancellation process in your booking or contact us via email at least 30 days prior to your check-in date.

If you wish to cancel within 30 days of your check-in date, there will be no automatic refund, however if we manage to get bookings for your dates, then we will refund you for the dates we have received bookings for, minus any processing fees we incur and a $100 administration fee.

Acomo Cancellation of Booking

We reserve the right to cancel a booking without notice if the Property becomes unavailable due to circumstances beyond our control such as (but not limited to) safety, maintenance, damage, force majeure, or legal requirements.

We are not obliged to make an alternative property available for you. However, if we do make arrangements for an alternative property, a different booking fee may apply, in which case, a new booking will be need to be made.

We accept no liability for any damages or costs incurred by you due to our cancellation of your booking under these circumstances.

ILLEGAL ACTIVITY

The Guest shall use the Property for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behaviour shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

QUIET ENJOYMENT

The Guest, along with neighbours, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbours with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreementwith no refund.

NOISE RESTRICTIONS

We encourage you to enjoy yourselves responsibly. Please note this holiday home is in a residential area; we ask you to be considerate of your neighbours.

No parties or excessive noise is permitted on the premises.

BETWEEN 10PM and 7 AM

The use of the outdoor areas is not permitted. This is a local government regulation for accommodation in residential areas.

They are also our quiet hours which consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

We thank you for your co-operation and understanding.

PETS

There are no pets allowed on the Property. If the Guest is found to have pets on the Property, will result in shall be immediate termination of this Agreement with no refund.

SMOKING & VAPING

Smoking & Vaping is strictly prohibited inside this property. Your cooperation is appreciated in maintaining a clean and healthy environment for all.

Cleaning of smoke & vape odours will incur an additional fee plus charge for loss of income if we need to cancel a future guests stay.

SHOES & COATS

No shoes are to be worn inside the home; please take them off in the entrance area. Thank you!

There is a coat rack in the garage area for any wet coats and jackets.

SPORTING GEAR

Please do not bring your sporting gear inside the home itself. You can leave all sporting equipment in the garage. There is a ply panel in which you can lean your bikes and other sporting equipment up against.

INTERNET

Under New Zealand Copyright Law the rights holders (owners) of movies, TV shows, and music can now send fines of up to $15,000 to the owner of the Property as the internet account owner, if their copyrights are infringed. If you infringe any rights holders copyright during the period of your Reservation and the owner of the Property is fined, any such fine will be on charged to you.

By accessing the internet, you acknowledge that you're of legal age, you have read and understood and agree to be bound this agreement. You agree not to use the internet for any purpose that is unlawful and take full responsibility of your acts.

Internet access is provided "as is" without warranties of any kind, either expressed or implied.

MAINTENANCE AND REPAIRS

The Guest shall maintain the Property in a good, clean, and ready-to-rent condition and use the Property only in a careful and lawful manner.

During your stay, if you find something that needs repairing, please reach out to the Host so they can action accordingly.

The Guest shall leave the Property in a ready to rent condition at the end of their stayt, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Property be left in a lesser condition.

RUBBISH

We provide rubbish bins for everyday rubbish requirements. Any excessive rubbish is to be removed by the guest. The guest shall pay for the removal of any excessive rubbish left at the property.

COMMUNITY CENTRE USE FOR THOSE STAYING @CLUTHA

Hours of Operation

▪ The hours of operation where access is available are currently 6am to 10pm daily but may be varied at the Commuinity Centre Management discretion. Access outside of these hours will be deemed as trespassing.

▪ Access may be suspended or limited if required for any reasonable purpose and at Commuinity Centre Management discretion.

Access

▪ Access will be by way of electronic swipe card.

▪ Only one swipe card will be issued per residence.

▪ A $20 replacement fee will be charged to the guest for lost or damaged swipe cards.

General Rules

▪ Show respect for the Facility and other Members.

▪ No dogs permitted within the Facility area.

▪ Smoking and/or vaping is not permitted in any part of the Facility area.

▪ The main access gate must be kept closed after entry and exit and must not be propped open under any circumstances.

▪ Do not climb over the fences or the access gate.

▪ The use of the Facility for any commercial activity is not permitted.

▪ You are responsible for ensuring spa pool covers are replaced after use, barbeques are cleaned and turned off, the gym is left tidy, all windows and doors to the building and gates are closed and locked, and the Facility is generally secure before leaving.

▪ The changing rooms are provided for that purpose and the gym and community room must not be used as changing rooms.

Pool Rules

▪ Children under 14 years must be accompanied and supervised by an adult.

▪ You must follow the QLDC pool supervision policy regarding supervision of children under 8 years of age, which is available here - https://www.qldc.govt.nz/recreation/swim/our-supervision-policy.

▪ No running around the pool area.

▪ No glassware around the concrete pool area.

▪ No jumping or diving into the pools.

▪ Nappies worn in the pools must be designed for swimming.

Gym Rules

▪ Children under 14 are not permitted to use the gym.

▪ Appropriate footwear and clothing must be worn at all times.

▪ Swimwear is not considered suitable gym attire.

▪ Users are responsible for ensuring equipment is clean, tidy and ready for the next user after use.

Property Damage

▪ Please report any maintenance issues or damage to us immediately so we can address these with the Community Centre Management

▪ You are responsible for the costs arising from any damage to the premises or equipment caused by yourself or other guests in your party

▪ The Community Centre and acomo shall not be liable for any loss or damage to user property whilst using the facility

Community Lounge

▪ Booking of the Community Lounge is not an option for our guests without prior written approval from acomo.

▪ Wet clothes are not permitted in the community lounge as they create a slip hazard.
